Position: Interior Design Consultant
Reports to: General Manager
Purpose: The Interior Design Consultant is responsible for selling design and construction agreements as outlined below. The Interior Design Consultant is responsible for the drawings and spatial planning of all projects and will work closely with homeowners to expedite the selections process from start to finish.

This position will work closely with the General Manager to further develop the newly created Design Department.
Responsibilities of the Interior Design Consultant
1. Pre-Design Phase
Lead activities
- Responsible for participating in weekly lead list review and for ensuring that all activities are updated before the meeting
- Responsible for following Sales process with all leads that have been assigned
- Attend initial meetings with prospective homeowners
- Providing preliminary (eyeball) guesstimates
- Assisting in creating lead “touches” during the sales cycle
2. Design Phase
Client Management
- Responsible for creating as-built drawings and ensuring measurement accuracy
- Responsible for creating (and redesigning as necessary) CAD drawings for clients based on the client’s wish list and the conversations had throughout the design phase
- Responsible for managing the budget throughout the design phase: budget should ALWAYS drive the scope of work
Estimating
- Responsible for ensuring that bid packages are written accurately when scheduling any subcontractor preview
- Responsible for ensuring accurate drawings are distributed when scheduling subcontractor preview
- Responsible for documenting and managing design decisions and/or changes that are made during the preview
- Responsible for reviewing submitted subcontractor bids for accuracy
- Responsible for creating InSite contract and developing scope of work
- Responsible for ensuring that bids are consistent with bid packages and/or intended scope of work
- Responsible for creating and presenting estimate spreadsheet and contract to General Manager/Salesman
- Responsible for leading presentation of drawings and contracts to homeowners
- Responsible for using historical data to estimate future projects
3. Handoff
- Responsible for scheduling and ensuring a clear handoff between design and production
- Responsible for ordering all approved material orders prior to handoff to eliminate any schedule changes and document accordingly
*Note: Framing package and trim package take offs and ordering are the responsibility of the Project Manager
- Responsible for all selection sign-offs
- Responsible for receiving client approval on fixture set. Fixture set to include the following (as necessary)
- As built plan
- Demolition plan
- Electrical plan and fixture specifications
- Structural drawings (footing details, roof sections, etc.)
- Tile layouts
- Cabinet drawings
- Plumbing fixture and wet wall locations
- Appliance fixture schedule
- Countertop specifications
- Flooring specifications
- After contract is signed and handoff is complete, Project Manager will serve as the center of communication with homeowners
4. Post-Handoff
- Manage client approval sign-off process on all allowance overages and credits as requested by project manager
- Meet with the General Manager to review all change orders and client invoices before sending to client
- During construction process, remain accessible to production team for questions/problem solving/client management if/as necessary
